ACCOMMODATIONS

Villa accommodations include 2 twin beds in each of two upstairs lofts, 2 twin beds in each of two downstairs bedroom areas, as well as a fold-down double futon couch in the living room area of each of the two bedroom units. The bedroom units are connected by a kitchen-dining-living area that includes another fold-down futon couch and dresser. Twin bed pairs can be consolidated into single kings if requested.

Amenities include gas cooking and refrigeration (7.3 cu.' Servel), 12 volt DC lighting, as well as CD and DVD players. Screening with tent netting on huge and numerous windows combined with generous eaves and porch roofs allow most windows to be open most all the time, and the Southeast exposure, accompanied by deep porch shade and roof vents at the apex of the gable ends, allows for heat to escape, even in breezeless conditions.

Fairly protected dockage (see breakwall) for smaller boats (up to 25 or 30') drawing under 2.5 feet (tilt up power required) is provided free of charge for 2 vessels, with villa rental. Because of the proximity of the villa to the dock golf cart rental is not required.

VILLA RATES

We may be able to book your stay on very short notice. Rather than a crossing the stream, you can always fly into Treasure Cay and rent a boat from Ronnie.

Rates are subject to change without notice. We may be increasing rates on April 1, 2008. Book your stay NOW to lock in the rates below.

Our 2008 rates are $180 per night

+ plus $20 per additional person, per night, for occupancy greater than 4 persons.

+ plus a $300 fee per stay (to encourage weekly as opposed to daily rentals).

Villa rental includes complementary shallow, small boat dockage, entirely at the boat owners risk.

There is no need for a golf cart rental - required at some resorts - because of the villa's proximity to the dock.

On a 7 night basis for 2 couples this adds up to a modest $780 per couple per week, or $112 per night per couple.

For 4 fishermen splitting it 4 ways, it comes to a measly $390 each PER WEEK - that's $56 per night each, INCLUDING dockage. All in all a pretty good bargain for the Abacos.

Villa rental rates are subject to change without notice, but increases will not apply to previously booked parties.

TERMS

RESPONSIBLE PARTY(S) MUST BE 25 YEARS OR OLDER TO BOOK OUR VILLA AND MUST ACCOMPANY OCCUPANT(S). NAME, ADDRESS, AND A COPY OR FAX OF DRIVER'S LICENSE AND VESSEL REGISTRATION OF RESPONSIBLE PARTY(S) MUST BE PROVIDED AT TIME OF BOOKING.

PAYMENT - Payment in full must be received at the time reservations are made. Check or money order will be acceptable well in advance of rental dates, or PayPal may be used for closer timing. On-the-spot bookings may be paid for in cash, or by credit card or traveler's checks, through Ronald Russell at Foxtown Shell.

CHECK-IN CHECK-OUT - Check-in time is after 2:00pm and check-out time, including dock privileges, is prior to 11:00am.

SUBLEASING/RENTING is strictly prohibited, and will result in forfeiture of payments previously made, and reservations being cancelled without refund. Renting party must accompany group.

THINGS HAPPEN - While we will do everything in our power to make sure that your appointed week is ready for your arrival, and that you are well accommodated, we have in recent history been confronted with challenges such as hurricane damage, and other complications inherent in the operation of, and systems serving, such a remote island.

On rare occasions we may be required to cancel reservations, or at least discuss current system limitations that may have presented themselves for your week, and adjust room rental accordingly. All interested parties are hereby notified that Moraine Cay Villas and Club, LLC, will not be held liable for any circumstances that arise, within or outside of our control, that result in these adjustments to, or cancellation of, your reservation. We will, however, return all amounts paid in advance for your accommodations, should such an occurrence arise, and we will do everything in our power to provide as much advance warning of such adjustment or cancellation as possible. Alternatively we can accommodate you at Millie's Guest House located on the waterfront in Foxtown, just 9 miles away, refunding the difference in the cost per room. Moving to accommodations at Millie's Guest House in Foxtown may also be required, in the event of system failures that may arise while guests are staying on the Cay, with the same adjustment for the difference in room rates.

CUSTOMER CANCELLATION REFUNDS - No refunds will be allowed due to customer cancellation. However if the villa is booked and occupied, for the formerly reserved dates defaulted on, a refund will be issued.

IN THE EVENT OF DAMAGE to the villa by inconsiderate or malicious guests, Bahamian government authorities will be notified. This could result detention and/or deportation and blacklisting from future entry into the Bahamas for the offending parties.
